Build a Home Asset Inventory in One Afternoon

May 6, 2026

An asset inventory sounds like paperwork until the first time you need it: an insurance claim, a warranty dispute, a home sale, or a technician asking for a model number while you dig through a drawer.

Walk the property in a fixed order

Go room by room, then mechanical spaces, then exterior, then vehicles. A fixed order means you can repeat it annually in twenty minutes instead of starting from scratch.

Photograph the data plate, not the appliance

A picture of a dishwasher tells you nothing in two years. A picture of its data plate gives you brand, model, serial, and manufacture date — everything needed to pull the manual, order the right part, or file a claim.

Record install date and expected life

Knowing a water heater was installed in 2014 changes how you plan. Replacement on your schedule costs less than replacement at 6 a.m. on a holiday weekend.

  • Water heater: 8–12 years
  • Furnace: 15–20 years
  • AC condenser: 12–17 years
  • Dishwasher and washer: 9–13 years
  • Roof (asphalt shingle): 20–30 years

Keep it where a contractor can use it

The inventory is only useful if you can hand a pro the model number and service history in seconds. Store it attached to the property address so it survives moves, managers, and memory.

The takeaway

One afternoon of logging turns every future service call into a faster, cheaper, better-documented job.
